There are five stages to this process and as it comes at the very start, it’s your chance to dip your toe in the project water without getting submerged. It won’t take up a huge amount of your time (or budget) and lets you know what is and isn’t possible from your dream plan. Every single project follows the same five steps:

• Preparation and Brief: we prepare the survey information and note everything in your property as it is before any work starts. We draft a brief that outlines and defines your project, keeping your brief in mind. This is where we look at the project budget too.
• Concept Design: the design is developed, considering any site constraints. We present this to you for your comments before thinking about what we’ll need for planning approval.
• Detailed Design: we develop the design documentation, including 2D/3D drawings, reports and assessments, for the formal planning process. We submit the application to the local authority.
• Technical Design: once we get planning permission, we look at the project in terms of current building regulation approved documents, and then put together a construction set of drawings. We compile feedback from structural engineers, energy consultants and other external consultants. This is all then submitted to Building Control for comment and subsequent approval.
• Tender and Site Operations: we prepare a scope of work document including any aspects outside planning or building control needs. We issue the tender documents to approved contractors and monitor their incoming tenders before compiling these and discussing with you and ultimately engaging the contractors. We then prepare all the contract documentation, acting as a contract administrator as required.
