The story of the Kent Barn Conversion – a Grade II listed timber-framed structure dating back to the late 16th century – begins with a site left disused for over 30 years and a previously refused planning application. Bringing the historic building back to life presented a whole new set of challenges: navigating strict heritage constraints, overcoming severe Flood Zone 3 risks, and addressing significant structural deterioration, all while satisfying Maidstone Borough’s rigorous rural planning policies. By raising the structure above flood levels, repairing decayed timbers with a sensitive dwarf-wall intervention, and minimising external changes, the project secures a long-term future for the barn without sacrificing its historic character. A model for sustainable conservation, the finished home achieves an EPC rating of B, an Environmental Impact Rating of A, and cuts annual carbon emissions by nearly 90% compared to an average property – a testament to how sensitive design can adapt our past for what needs to come.
