Tangent Space is a family-run practice based in Rotherfield, East Sussex founded in 2000.

dedicated to creating sustainable, low-energy buildings that respect both their environment and heritage. Founded by Mark Wakelin, a specialist in Passivhaus construction and historic renovations, the practice brings over two decades of design expertise to Rotherfield and the surrounding South East. Whether breathing new life into a Grade II listed property or drafting a contemporary, future-proof new build, the team balances modern energy efficiency with traditional local craftsmanship.

At the core of the practice is a strict “fabric-first” philosophy, ensuring that sustainability is integrated directly into the structural bones of a building rather than added as an afterthought. Tangent Space approaches every project through a tailored, five-stage design consultancy process that allows clients to safely explore their layout ideas and budgets before diving into heavy construction costs. This transparent framework gives homeowners the confidence to pursue ambitious, eco-friendly renovations, even when navigating the complex planning constraints of Areas of Outstanding Natural Beauty (AONB).

The studio’s dedication to high-quality craftsmanship and community-focused design earned them a Highly Commended honor at the Sussex Heritage Trust Awards for their transformation of a neglected historic asset into Rotherfield’s vibrant Courtyard Café. By seamlessly blending architectural history with cutting-edge renewable technology, Tangent Space continues to deliver healthy, durable “dream buildings.” Their ultimate goal remains simple: to leave a lasting, positive architectural legacy for families and communities to enjoy for generations to come.
